The classic dream of most people in Bangladesh is to own a home, a place to call home, a place where you feel a sense of belonging. But owning a home is not a single step process, a lot of planning, arranging, deciding come to play before your dream home becomes a reality. You can be the proud homeowner of a constructed home in one of two ways- either you gather all the resources- architectural design, blue prints etc. hire contractors, purchase materials and then build your home or you can simply choose to work with a real estate developer. Both options have pros and cons. Here we take a look at them to help you decide which option suits you best.

Building on your own

If you choose to build a home on your own it can be a cost effective alternative but you need to have careful inspection in every step of the construction. You personally need to be involved in material selection, construction supervision to ensure everything is going on smoothly. The biggest disadvantage is that you have to shoulder a lot of responsibilities since primarily you are the developer of your own building.

Another drawback of building own home is that if you do not have contacts or reliable references, it can be hard to find quality human resources for design and construction work for the project. You will have to solely rely on gut instinct as without tie up to a single company, cross checking reputation can be hard.

However, if you build your own home it will ensure you are involved with the whole home building process from start to finish. Every material throughout the building is handpicked by you and once you move into your apartment you will definitely feel a connection as you have seen it being constructed from day one.

Building through a developer company

When you choose to build your home through a developer company, you are basically assigning a single entity who will look after design, construction, material selection etc and then hand over to you the end product. Perhaps the biggest advantage of building through a developer company is that you save a lot of time as you are not single-handedly responsible for resourcing everything required to build a home.

A second advantage in buying from a developer company is that you will get hassle free construction. You do not need to worry about construction work lagging behind causing delay in project completion. You also do not have to be personally involved to monitor every step of the building process. You do need to check the developer company’s reputation to ensure timely handover. You can view company’s website, client testimonials or ask around friends and family to verify the company’s reliability.

Also, since the company houses a variety of expertise including architecture, engineering, construction etc, all of the teams harmoniously work together towards building an ideal structure designed to provide you with utmost comfort keeping in mind space utilization, abundance of light and ventilation, earthquake resistance and so on.

Another reason to choose a developer company to build your home is that you are likely to get quality customer service since you are a client for the company and its brand image, reputation hinges on your satisfaction level.

Some reputed real estate companies also provide you with after sales services such as property management, maintenance and repairs. Through their connections, you can easily take care of your apartment even after receiving handover.

If you wish to resell your property you are also likely to get a higher resale value if the building has been built by a developer company because of its own brand value.

On the flip side, if you do choose to build through a developer company, you will have to split the land and transfer proportionate land to the developer company. If your plot size is already small, then it may prevent you from having the home you originally envisioned for yourself since you are sharing the plot. On the other hand, you do save money on construction or consultancy since you are receiving all those services from the company as well as signing money for the joint venture project.

Another point to be noted is that contrary to popular belief, building through a developer company does not mean you forfeit your entire control to the said company. You can sit with in-house architecture team of Developer Company and select apartment layout.  You also get to choose materials and fittings for your own home.

The Bottom Line

Even if you wish to build through a real estate developer, you may think building a home on your own suits you more or conversely you may want to build on your own but decide a real estate developer is the way to go. In either case, working with professionals, whether it is a real estate developer or qualified architect or general contractor will ensure smooth operation and timely handover.

বেশির ভাগ মানুষই তার নিজের বাড়িতে থাকার স্বপ্ন দেখে, এমন একটা থাকার স্থান যেটাকে বাড়ি বলা যায় এবং যেটাকে নিজের বলে মনে হয়। কিন্তু বাড়ি করাটা মোটেও কোন সহজ কাজ নয় বরং অনেক কাজ একসাথে করতে হয় যেমন পরিকল্পনা করা, সব কিছু যোগাড় করা, সিদ্ধান্ত নেওয়া সহ আরো অনেক কিছু। আপনি একটি বাড়ির গর্বিত মালিক দুই ভাবে হতে পারেন- হয় নিজেই সব জিনিসপত্র যোগাড় করে, আর্কিটেকচারাল ডিজাইন করে, ব্লু প্রিন্ট ম্যানেজ করে কন্ট্রাক্টর ভাড়া করে বাড়ি নিজেই বানাতে পারেন অথবা রিয়েল এস্টেট ডেভেলপারকে দিয়ে বাড়িটি বানিয়ে নিতে পারেন। দুটো অপশনেই সুবিধা ও অসুবিধা আছে। এখানে কোনটা আপনার জন্য সুবিধাজনক সেই বিষয়ে আলোচনা করা হয়েছে।

নিজেই বাড়ি তৈরি করা

যদি নিজে নিজেই বাড়ি বানাতে চান সেক্ষেত্রে খরচ তুলনামূলকভাবে কম পড়বে কিন্তু আপনাকে অনেক বিষয়ে সতর্ক থাকতে হবে। আপনাকে নিজে দায়িত্ব নিয়ে ম্যাটেরিয়াল কিনতে হবে, কন্সট্রাকশন সুপারভাইজ করতে হবে যাতে সব কিছু সুন্দর ভাবে হয়। বড় অসুবিধা এটাই যে আপনাকে সব কিছুর দায়িত্ব একা কাধে নিতে হবে কারন আপনার বাড়ির প্রাথমিক ডেভেলপার আপনি নিজেই।

আরেকটা বড় অসুবিধা হল যদি আপনার পরিচিত অথবা বিশ্বস্ত রেফারেন্স না থাকে তাহলে কোয়ালিটি সম্পন্ন কন্সট্রাকশন মিস্ত্রি খুজে পাওয়াটা কঠিন। কোন কোম্পানীর সাথে সম্পর্ক না রেখে নিজের উপর আস্থা রাখা ছাড়া আর কোন উপায়ও নেই এক্ষেত্রে।

তবে যাই হোক যদি নিজেই নিজের বাড়ি বানাতে চান সেক্ষেত্রে অবশ্যই প্রথম থেকে শেষ পর্যন্ত আপনার তত্তাবধানেই কাজ করাতে হবে। তবে যেহেতু সব কিছুই আপনি নিজ দায়িত্বে করেছেন, তাই বাড়ি বানাবার পর থাকবার সময় নিজের একটা যোগাযোগ বা ছোয়া সেখানে পাবেন।

ডেভেলপার কোম্পানীর মাধ্যমে বাড়ি বানানো

যখন কোন ডেভেলপার কোম্পানীকে দিয়ে বাড়ি বানাবেন তার মানে একজনের কাছে সমস্ত দায়িত্ব আপনি তুলে দিচ্ছেন যে ডিজাইন, কনস্ট্রাকশন থেকে শুরু করে ম্যাটেরিয়াল কেনার সব কাজ করে বাড়িটি বানিয়ে আপনার হাতে তুলে দিচ্ছে। ডেভেলপারকে দিয়ে বাড়ি বানাবার সব চাইতে বড় সুবিধা হচ্ছে কম সময়ের ভিতরে আপনার বাড়ি তারা আপনাকে তৈরি করে দিচ্ছে যেখানে আপনি হলে সব কিছু একা আপনাকে যোগাড় করতে হত ফলে সময় বেশি লাগতো।

দ্বিতীয় বড় সুবিধা হচ্ছে ঝামেলা ছাড়াই বাড়ির কাজ চলবে, আপনাকে কোন কিছু নিয়েই চিন্তা করা লাগবে না অথবা নিজের থেকে প্রতিটা ধাপের কোন বিষয়েই জড়িত হবার দরকার হবেনা। শুধু দেখতে হবে সময়মত বাড়ি হ্যান্ডওভার করার সুনাম ডেভেলপার কোম্পানীর আছে কিনা। সেক্ষেত্রে কোম্পানীর ওয়েবসাইটে চেক করে, ক্লায়েন্টদের সাথে যোগাযোগ করে অথবা বন্ধু-বান্ধব বা পরিবারের সাথে পরামর্শ করে নিতে পারেন।

এছাড়া সুনামধন্য কোম্পানী আর্কিটেকচার, ইঞ্জিনিয়ার ও কন্সট্রাকশন এক্সপার্টদের নিয়ে একসাথেই কাজ করে সুতরাং বাড়িটিকে সর্বোচ্চ সুবিধা যেমন স্পেসের সঠিক ব্যবহার, পর্যাপ্ত লাইটের ব্যবস্থা, ভেন্টিলেশন, ভূমিকম্প রক্ষাকারী হিসেবে তৈরি করেই আপনার হাতে হস্তান্তর করবে।

যেহেতু আপনি তাদের ক্লাইন্ট তাই আপনার সন্তুষ্টির উপরে তাদের কোম্পানীর সুনাম নির্ভর করছে। তাই অবশ্যই তারা আপনার বাড়ি তৈরীর সময় মান ঠিক রাখবে।

এছাড়া কিছু কিছু রিয়েল এস্টেট কোম্পানি আপনাকে বিক্রয় পরবর্তী সেলস সার্ভিস সুবিধাও দেবে যেমন প্রোপার্টি ম্যানেজমেন্ট, মেইন্টেনেন্স, রিপেয়ার ইত্যাদি। বাড়ি তৈরী করানোর পরও আপনি এইসব সুবিধা তাদের কাছে পাবেন।

আবার বাড়িটি বিক্রি করতে চাইলেও সর্বোচ্চ বাজার দরটাই পাবেন কারন ডেভেলপার কর্তৃক নির্মিত বাড়ির আলাদা ব্র‍্যান্ড নাম তৈরি হয়।

আবার ডেভেলপারকে দিয়ে বাড়ি বানালে আপনার জমি তাদের সাথে ভাগাভগি করতে হবে। যদি জমির আকৃতি ছোট হয় সেক্ষেত্রে আপনার ভাগ আরো কমে যাবে। আবার “জয়েন্ট ভেঞ্চারে” কোম্পানির সাথে স্থান ভাগ করার ফলে কন্সট্রাকশন বা কনসালটেন্সি বাবদ অনেক টাকা আপনি সেভ করতেও পারবেন।

আরেকটা ব্যাপার যেটা প্রচলিত ধারনার উল্টো সেটা হল ডেভেলপারকে দিয়ে কাজ করানো মানে এই না যে আপনি আপনার মতামত দেবার ক্ষমতা একেবারে হারিয়ে ফেলবেন। নিজে বসে থেকে আর্কিটেকচারদের সাথে লে-আউট ডিজাইন আপনিও করতে পারেন অথবা নিজের পছন্দমত বাড়ির ফিটিংস বা অন্যান্য ম্যাটেরিয়াল কিনতে পারবেন।

ডেভেলপারকে দিয়ে বাড়ি বানাতে চাইলেও আপনার মনে হতে পারে নিজে করলে হয়তো ভালো হতে পারতো আবার নিজের দায়িত্বে বানালে মনে হতে পারে ডেভেলপারদের কাছে দেওয়া উচিত ছিল। তবে কাজ যেই করুক প্রোফেশনাল আর্কিটেক্ট এবং কন্ট্রাক্টরদের দিয়েই করানো উচিৎ যাতে সুন্দর ভাবে সময় মত বাড়ি হ্যান্ডওভার পাওয়া যায়।
