Around 800 flats of Uttara Apartment Project to be handed over by December

Around 800 flats from 10 buildings of RAJUK’s Uttara Apartment Project will be handed over to the customers by December. The construction of remaining flats will also be completed and handed over as soon as possible. The article also states about price reduction of apartments to 4500tk per square foot and home loan offer with 8.5% interest rate.
About the project, Ministry of Housing and Public Works, Engineer Mosharrof Hossain stated that homebuyers can pay installment availing home loan due to a tie up between RAJUK and Standard Chartered Bank.
According to sources, Standard Chartered Bank is offering home loan with low interest rate and long repayment period to buyers of Uttara Apartment Project. The interest rate is 8.5% and loan tenure is 25 years. However, apartment buyers have to bear 30% of total apartment value from own equity and the rest will be provided as loan amount.
The project is situated at Uttara Sector 18 and consists of 179 buildings with 15036 flats. Among these, 8636 flats have been almost completed. And 840 flats of 10 buildings are expected to be handed over by next December. Also around 100 buildings are being developed under an agreement with Malaysia.
The Uttara Apartment project is sited over 214.44 acres of Land. Around 45% of the land will comprise of greenery, playground, mosque, gymnasium, modern hospital, recreation centers, shopping mall, lakes and much more to attract prospective homeowners.
Apart from having lakeview apartments, the project will also feature basement and ground floor parking facility. Currently, RAJUK is establishing 40 flats and Public Works Department is establishing 39 flats. Besides these RAJUK will construct 60,000 flats in Purbachal and 11,000 flats in Jhilmil Residential Area.
These projects have been undertaken by Government to ensure housing for all and the flats will be targeted for low income people in near future.
RAJUK’s Chairman Bazlul Karim chowdhury stated regarding this, that these projects are targeted for low income people to provide accommodation with many features in open space.
Handover of Uttara Flats to be completed by 2018

The minister stated that in Bangladesh lakes are much bigger in size than the rivers and in our country number of people is higher than land available which is why only plot sale would not have been sufficient for fulfilling housing accommodation of everyone.
Abandoned Homes in Dhanmondi will be demolished for new housing project

In a discussion meeting held at Sangsad on 10th November a recommendation has been made to develop new housing project after demolition of abandoned homes in Dhanmondi area. The meeting was arranged by Ministry of Housing and Public Works. In the meeting, several committee members of Ministry of Housing Public Works were present including Engineer Mosharuf Hossain, Kamal Ahmed Mojumder, Md. Jahid Ahsan Russell besides others.
Another recommendation to sell Uttara Apartment Project in attractive package was also made in the meeting. The report also states that at the same time, eviction of commercial projects in Residential Area under RAJUK should also continue.
The article also cites recommendation for an updated formulation of rules and regulation for allotment of flats for all projects. The committee in addition suggested RAJUK and National Housing Authority to follow international standards keeping in mind land composition, earthquake proneness, environment and population in the country.
Low interest rate home loan on RAJUK Flats from Standard Chartered Bank

RAJUK Chairman, Bazlul Karim Chowdhury commented that construction of seventy nine 16 storied- buildings consisting of 6636 flats is underway in full speed.
Abrar A Anowar, CEO of Standard Chartered Bank stated the tie up has been made to reduce financial stress on consumers for apartment purchase. The offer includes 8.5% interest rate on home loan and loan tenure of 25 years.
Caution against Malaysian Apartment Project Fair

The article cautions apartment buyers to be aware of a Malaysian Apartment Project fair since according to existing laws investing in foreign property is illegal and punishable offense.
A Malaysian company by the name of “the Marine” hosted an apartment fair for four days in the capital city. The fair was supposed to start from Sunday. Under these circumstances, buyers have been warned to not invest in foreign companies. Newspapers have also been alerted to not publish advertisements for such companies.
On last Friday since the fair could not be held, concerned personnel from company applied to REHAB. However, even after warnings from Bangladesh Bank and REHAB, the company went ahead and arranged this fair.
Mortuza Karim Sales representative from Bangladesh of the company stated that the fair will be held on Sunday and Monday in the capital city at Lakeshore and on Tuesday and Wednesday, the fair will be held at Chittagong Club. He further stated the fair has been arranged for those only with investments in Malaysia. However, from sources, no legal investment in Malaysia has been identified. The fair was arranged for buyers interested in investing in second homes. The article also notes another project fair from a different Malaysian company which was arranged in 2013 but eventually that fair was cancelled.

জানা গেছে উত্তরা এপার্টমেন্ট প্রোজেক্ট এর জন্য স্ট্যান্ডার্ড চার্টার্ড ব্যাংক কম সুদে হোম লোন সুবিধা দিচ্ছে এবং সেটা পরিশোধের সময়ও বেশি। সুদের হার ৮.৫% এবং লোন পরিশোধের সময় সীমা ২৫ বছর। এপার্টমেন্ট ক্রেতার টাকার ৩০% নিজে পরিশোধ করবে এবং বাকিটা ব্যাংক লোনের মাধ্যমে দেবে।
প্রোজেক্ট উত্তরা ১৮নং সেক্টরে অবস্থিত এবং ১৭৯ বিল্ডিংএ মোট ফ্ল্যাট সংখ্যা ১৫০৩৬। এগুলোর ভিতর ৮৬৩৬ টি ফ্ল্যাট তৈরি হয়ে গেছে এবং ১০টা বিল্ডিং এর ৮৪০টি ফ্ল্যাটের কাজ প্রায় শেষের পথে। আশা করা যাচ্ছে সেগুলো আগামী ডিসেম্বরের ভিতরে হস্তান্তর করা হবে। এছাড়া প্রায় ১০০টি বিল্ডিং এর কাজ চলছে মালোয়েশিয়ার সাথে একটি চুক্তির মাধ্যমে।
উত্তরা এপার্টমেন্ট প্রোজেক্ট ২১৪.৪৪ একর জমির উপর নির্মান করা হচ্ছে যার ৪৫% জমিতে সবুজ এলাকা, খেলার মাঠ, মসজিদ, জিমন্যাসিয়াম, আধুনিক হাসপাতাল, বিনোদন কেন্দ্র, শপিং মল, লেক সহ নানা আকর্ষণীয় স্থাপনা বানানো হবে যাতে ক্রেতারা আকর্ষিত হয়।
লেকভিউ এপার্টমেন্ট বাদেও এই প্রোজেক্টে বেজমেন্ট এবং গ্রাউন্ড ফ্লোর পার্কিং সুবিধাও আছে। সম্প্রতি রাজউক ৪০টি ফ্ল্যাট এবং গনপূর্ত অধিদপ্তর ৩৯ টি ফ্ল্যাটের কাজ করছে। পাশাপাশি রাজউক ৬০০০০ টি ফ্ল্যাট পূর্বাচলে এবং ১১০০০ টি ফ্ল্যাট ঝিলমিল আবাসিক এলাকাতে বানানোর কাজ শুরু করবে।
এই সব প্রোজেক্টের কাজ সরকারের দেখাশোনার ভিতরেই হচ্ছে যাতে সব আয়ের লোকেরা কিনতে পারে। কম আয়ের মানুষদের জন্য পরবর্তীতে এসব ফ্ল্যাট দেওয়া হবে।
রাজউক চেয়ারম্যান বজলুর করিম চৌধুরী বলেছেন এসব ফ্ল্যাট কম আয়ের মানুষদের জন্য করা হচ্ছে এবং খোলা যায়গায় নানা সুযোগ সুবিধাও দেওয়া হবে।

মন্ত্রী জানিয়েছেন বাংলাদেশে লেকগুলো নদীর চাইতে সাইজে বড় এবং ভুমির চাইতে লোক সংখ্যাও বেশি যার কারনে শুধু প্লট বিক্রি করে সবার জন্য আবাসন সুবিধা নিশ্চিত করা সম্ভব নয়।

মালয়েশিয়ার একটি কোম্পানী ‘দি মেরিন’ ঢাকায় চারদিন ব্যাপী একটা মেলার আয়োজন করে। মেলাটি রবিবার থেকে শুরু হওয়ার কথা ছিল। এই অবস্থায় ক্রেতাদের এই ধরনের বিদেশী প্রজক্টে বিনিয়োগ করতে নিষেধ করে দেওয়া হয়েছে। পত্রিকাগুলোকে এই ধরনের বিদেশী কোম্পানীর প্রজেক্ট নিয়ে বিজ্ঞাপন দিতে মানা করে দেওয়া হয়েছে।
গত শুক্রবারে যেহেতু মেলা অনুষ্ঠিত হতে পারেনি, কোম্পানীর লোকেরা রিহ্যাবের কাছে আবেদন করে। এমনকি বাংলাদেশ ব্যাংক এবং রিহ্যাবের নিষেধ সত্তেও কোম্পানীটি মেলার আয়োজন করে।
কোম্পানীটির বাংলাদেশী বিক্রয় প্রতিনীধি মোরতুজা করিম বলেন মেলাটি রবি ও সোমবার রাজধানীর লেকশোরে এবং মঙ্গল ও বুধবারে চট্টগ্রাম ক্লাবে অনুষ্ঠিত হবে। তিনি আরো বলেন মেলাটি শুধু তাদের জন্য অনুষ্ঠিত হবে যারা মালয়েশিয়ার এই প্রজেক্টে বিনিয়োগে আগ্রহী। বিভিন্ন সূত্রে জানা গেছে মালয়েশিয়া প্রজেক্টে কোন ধরনের আইনী বিনিয়োগ পাওয়া যায়নি। এই মেলা শুধু ঐসব ক্রেতাদের জন্য যারা তাদের দ্বিতীয় বাড়ি খুঁজছে। এই অনুচ্ছেদে বলা হয়েছে অন্য আরেকটি মালয়েশিয়ান কোম্পানীর মেলা ২০১৩ সালে আয়োজন করা হয়েছিল কিন্তু সেটা পরে বাতিল করা হয়েছিল।
